Brighton Beach and Coney Island are both Category A area on New York City’s hurricane evacuation map. In other words, both are vulnerable to any hurricane.
The forces of development have been raging over this neighborhood. Some of the early bungalows remain. All three of these are in the most extreme flood zone on the north side of Ocean View Avenue.
However, there is an area contained by Brighton 1st street on the west with a jog from Ocean View Avenue to Brighton 6th Street and then up to NeptuneĀ to Corbin that includes the main shopping area along Brighton Avenue and Coney Island Avenue, that is not forecast to be hit as hard by sea level rise or storm surge.
